The ground changes across this valley, and so does the job

The same patio costs a different amount in Tanque Verde than it does in Rita Ranch, and it is not about distance. It is rock. East side lots hit hard ground fast, which slows every footing and every wall base. Flat southeast subdivisions dig easily but have almost no natural fall, so drainage has to be engineered rather than assumed. Foothills lots have slope, view corridors and Pima County hillside rules. Newer master planned areas have HOA design review, which adds weeks to a start date if nobody submits the colours.

Midtown Tucson slump block home with a walled yard

Tucson

Midtown and central, mostly slump block ranch houses on smaller lots. The original concrete is usually cracked, the back yard was often never properly finished, and there is frequently a mature tree that has to be worked around rather than removed. Access down a narrow side yard is the constraint that shapes most of these jobs.

Master planned neighbourhoods off Oracle Road with near universal HOA design review. Approved colour palettes, wall heights and structure setbacks are part of the job here, and the submittal goes in before we schedule. We handle that paperwork rather than leaving it with you.

Marana

Dove Mountain and Gladden Farms. New production homes handed over with a graded lot, a block wall and nothing else. No shade, no surface, no fall away from the slab. This is the biggest single category of work we do and the yards usually need three or four elements at once.

Rural Vail acreage with Rincon mountain views

Vail

Larger acreage lots toward the Rincons. More room to build with, and long unpaved driveways that decide how material reaches the back yard. Sometimes that means smaller loads and more of them, and it is priced honestly rather than discovered on day one.

Newer subdivisions with compact rear yards and a high pool count. Hardscape here almost always has to share the space with an existing pool and deck, so the tie in detail between old deck and new surface is where the quality shows.

Established northwest neighbourhoods with mature landscaping. Protecting existing trees and getting equipment past them without damage becomes part of the plan, and it is worth doing properly because those trees are irreplaceable shade.

Southeast production housing on flat open ground. Small rear yards, very little existing shade, and almost no natural grade, which means fall has to be built into the surface rather than found on the site.

Upper end Marana lots against the Tortolitas, often on slope, usually with tight HOA design requirements and larger scopes. Boulders, retaining and multi level terracing are common here rather than exceptional.
